Joe Brantley, Chairman
Mr. Brantley’s education was in accounting. After he graduated from the University of North Carolina at Chapel Hill, he was a Certified Public Accountant with Price Waterhouse Company and Weaver Realty Company which became heavily involved in the development, construction, syndication, and management of rental apartments. Drawing from his experience at Weaver, Joe decided to start his own company in 1983 and formed Latham Securities Company, which was registered NASD Broker/Dealer specializing in the formation and syndication of real estate limited partnerships. From 1983 through 1985, Joe formed several partnerships of which he was the managing partner to purchase apartment complexes. During that time, Joe’s primary focus was to negotiate acquisitions and to bring in investments partners. Management of the properties was contracted out to other established real estate firms that were experienced in property management. By the end of 1985, Joe had acquired four conventionally financed apartment properties and two government subsidized properties. He had also participated in a joint venture with another real estate firm in the syndication of two conventional projects.
In 1986, the federal income tax laws were drastically changed, and as a result, the emphasis in the real estate industry was changed from syndication and tax benefits to property management and operating results. Up until this time, Joe was basically a one man operation. In 1986, Joe hired his first employee and started participating in property management while continuing to use the services of other firms. In 1987, Joe dissolved Latham Securities Company and started Brantley Properties, Inc. in order to be in the property management business fulltime. Beginning in 1987, Joe gradually took over full property management responsibilities of his apartments and by 1990 was firmly established in the management of both conventional and government subsidized apartments.
From 1991 to the present, the Company has grown at a steady pace with the acquisition of additional conventional and government subsidized apartment properties to the management portfolio. Today Brantley Properties manages 48 apartment complexes containing over 4,000 apartments units. The home office has grown to 15, and including on-site staff, there are over one hundred employees.
Matthew M. Rankin, President & CEO
Mr. Rankin joined Brantley Properties, Inc. in April, 2010. Prior to joining the firm, Matthew spent 12 years with Wells Fargo and its predecessor, Wachovia Bank. He served as a Senior Vice President and Relationship Manager within the Commercial Banking group in the Piedmont Triad Region where he was responsible for managing a portfolio of middle market companies in Greensboro and High Point, NC with total exposure of more than $350 Million. Matthew graduated from St. Christopher’s High School in Richmond, VA in 1991. He served in the US Army at Ft. Bragg until 1994 and graduated from The University of North Carolina at Greensboro in 1998 receiving a Bachelor of Science Degree in Marketing. Effective January 1, 2012, he was promoted to President and CEO.

Molly W. Carrison, CPA, Chief Financial Officer
Mrs. Carrison joined Brantley Properties in 1996 as chief financial officer. After graduating from Sweet Briar College in mathematics, she earned an MBA with honors from Boston University. Prior to joining Brantley Properties, she was an instructor in the Accounting Department at NC A & T State University. She also has public accounting experience. She has served on the boards of the Community Foundation of Greater Greensboro, Preservation Greensboro Incorporated, Bell House and the Junior League of Greensboro.
W. Terry Nutt, Vice President – Property Management
Mr. Nutt joined Brantley Properties in November 1998. Prior to joining the firm Terry was employed in the property management field for 10 years first as On–Site Manager then joined another company as a Regional Manager. He graduated from Elon University with a B.A. degree in Political Science. Terry is a licensed NC Real estate Broker. He has property management experience with Conventional, Rural Development and Tax Credit Properties as well as shopping center management. He has served on the board of directors for Carolina’s Council for Affordable Housing and the Triad Apartment Association.
Ray E. Crouse, Jr., CPA, Controller
Mr. Crouse joined the Brantley Properties accounting department in April, 2004. Majoring in accounting, he graduated Summa Cum Laude from UNC-Greensboro Bryan School of Business December 2003. While attending UNCG he was employed in public accounting primarily in the areas of taxation, financial statement preparation, and bookkeeping. Prior to his accounting career, Ray practiced as a North Carolina licensed land surveyor primarily in the areas of boundary surveying, site development, and construction. He is a member of NCACPA and AICPA.
Sandra Smith, Regional Manager
Mrs. Smith was promoted to regional manager in February, 2004. She joined Brantley Properties in January of 2000 as site manager for one of the conventional properties. She began her career in property management in 1995 with Boston Financial Property Management. She attended Wyatt Institute of Real Estate and acquired her South Carolina Property Manager's license. She also holds the NALP (National Apartment Leasing Professional) and AHM (Assisted Housing Manager) designations. Her territory includes conventional, USDA Rural Development, Tax Credit and HUD Properties. In addition to her responsibilities with Brantley Properties, Mrs. Smith enjoys spending time with her family, walking, and playing the piano.
Gaynell Parker, Regional Manager
Mrs. Parker began her career in property management twenty years ago. She worked as a Marketing Director and leased up new properties in a five state area before becoming a Regional Manager. She joined Brantley Properties in 2003. She holds a Broker’s License and obtained the designation of Tax Credit Specialist in 2003. She has experience with conventional apartment communities, Rural Development and Tax Credit properties. Gaynell enjoys photography, reading and spending time with her husband, Doug, and their two dogs and cat.
T. Janell Taylor, Regional Manager
Mrs. Taylor joined Brantley Properties in 2004 as a regional manager. She graduated from UNC-Chapel Hill in 1998 with a Bachelor’s degree in political science. Her career in property management began in 1999 with Westminster Company after she made the transition from payroll/HR assistant to site manager. Mrs. Taylor holds the Certified Occupancy Specialist (COS) designation with the National Center of Housing Management and is currently working to obtain the Housing Credit Certified Professional (HCCP) designation. In addition to her responsibilities with Brantley Properties, Mrs. Taylor is also a Trustee, Church Administrator and Financial Board Chairperson with Grace Temple Church of God in Christ.
Mike Lucas, Regional Manager
Mr. Lucas joined Brantley Properties in 2005 as a regional manager. He graduated in 1993 from Western Carolina University with a BSBA Degree in Marketing. Mike has work experience in the advertising arena as well as commercial and multifamily residential management. More specific, he currently manages Rural Development, Tax Credit, HUD and Conventional properties. Mike has been a licensed real estate broker since 1999 and has also received the HUD Certified Professional of Occupancy(CPO) designation. Mike is very active in his church and also enjoys golf, running, and reading novels. His wife is Allison and they have two children, Morganne and Jordan.
Kyle Fox, Regional Manager
Mr. Fox joined Brantley Properties in 2012 as a Regional Manager. Kyle graduated from Appalachian State University in 1987 with a Bachelor’s Degree in Communications and a Minor in Marketing. He has over 20 years experience in the Property Management field. He has experience with Conventional, Tax Credit, Rural Development, and HUD Properties. In addition to his responsibilities with Brantley Properties, Kyle enjoys spending time with his family, including his two daughters, Bayli and Peyton. Kyle is also an avid golfer.
